مدير صيانة – Chief Engineer / Maintenance – Confidential Company

– وضع خطة طويلة ومتوسطة وقصيرة المدى لأعمال الصيانة الكهربائية والميكانيكية في كافة منشآت الشركة بالتعاون مع مديريات الصيانة والدراسات في مصانع الشركة.
– تقديم الدراسات المتعلقة بالإنشاءات الكهربائية والميكانيكية التي تخدم أعمال الشركة.
– الاشراف على التنفيذ لأعمال الصيانة اليومية في كافة مصانع الشركة والموقع العام.
– اعتماد الاحتياجات من المواد والمعدات اللازمة وقطع الغيار الخاصة بإدارة الصيانة وطلبها من مديرية المشتريات ، ومتابعة تأمينها.
– اعتماد الاحتياجات من الموارد البشرية للعمل في المديرية بالتعاون مع إدارة الموارد البشرية.
– المساهمة في تحديد الاحتياجات التدريبية اللازمة لعمال المديرية واعتمادها بالتنسيق مع إدارة الموارد البشرية.
– العمل على تطبيق إجراءات الجودة المعمول بها في الشركة بالتنسيق مع إدارة الجودة والسلامة المهنية.
– عقد الاجتماعات الدورية لموظفي مديرية الصيانة لمناقشة إجراءات العمل، ومدى تنفيذ الخطة المتفق عليها، واستخلاص الصعوبات التي تواجههم في أداء واجباتهم، والعمل على حلها.
– تدريب الأفراد العاملين بمديرية الصيانة على أعمالهم ونقل خبرته إليهم.
– إعداد التقارير الدورية عن عمل مديرية الصيانة، متضمنة كافة الإنجازات والمعوقات والحلول المقترحة لتطوير العمل والأداء ورفعها للمدير العام.
– المشاركة في الاجتماعات التي يدعى إليها، وإبداء الرأي في النتائج والقرارات.
– الاشراف على مراعاة السلامة الفردية والصناعية عند تنفيذ أعمال الصيانة.
– العمل على نقل الخبرات والمهارات إلى باقي عناصر فريق العمل.
Purpose of Job:
to ensure the efficient and economic operation of the Property Operation and Maintenance (POM) Department is support of all other operating Departments, supplying services as required to the entire operation and maintaining equipment, building and grounds in optimum condition.

Main duties:
– To assume full responsibility for the cost-effective operation of the POM Department.
– To prepare the annual and revised POM budget in close cooperation with the Financial Controller and management, commensurate with operational requirements of the property.
– To allocate and countersign all invoices chargeable to the POM budget before being processed and charged.
– To supervise closely all Maintenance personnel in the performance of their duties.
– To delegate duties and responsibilities, as required, to the Assistant Chief Engineer. To develop and implement a comprehensive
– Preventive Maintenance Program for all equipment in the company, including kitchen and laundry.
– To coordinate and, if so requested, supervise special projects and employment of outside contractors.
– To establish a well-organized Maintenance Store and keep close control on consumption of material, stores and inventory control.
– To inspect, at least twice monthly, the entire building with particular attention on detective or deficient life safety features and to observe closely the condition of all operating equipment. Specific attention must be placed on not omitting areas of difficult access.
– To be knowledgeable of statutory legislation in employee and industrial relations.
– To control and monitor closely all utility consumption, and to ensure optimum energy usage by all departments in the company.
– To observe energy efficiency of all equipment, forwarding to management suggestions for replacement of energy inefficient equipment and to report to management all wastage of energy.
– To assume full charge of building maintenance and guest room and public area rehabilitation.
– To establish a regular planned guest room servicing program in accordance with company standards.
– To supervise maintenance of gardens and grounds, including road surfaces.
– To be fully responsible for the implementation of all Corporate Life Safety procedures.
– To assume overall responsibility for the perfect functional condition of all alarm systems and fire prevention as well as firefighting equipment.
– To be fully in charge and responsible for the smooth function of the Department’s administration and maintenance of an efficient filing system
– To make sure that all documents related to the operation of the department are being kept up to date, and that all records are correctly maintained and filed.
– To assume full responsibility for the preparation and timely submittal of all reports.
– To maintain a comprehensive library of manuals and parts lists of all operational equipment, as well as a complete set of up to date drawings of all areas and systems.
– To perform an annual evaluation of all POM personnel.
– To be an active member of the Company Executive Committee.
– To select and recruit, in conjunction with the Human Resources Department, Suitable employees for the operation
Other duties:
– To ensure that all employees report for duty punctually waring the correct uniform and name badge at all times.
– To assist in the building of an efficient team of employees by taking an active interest in their welfare, safety and development.
– To ensure that all employees provide a courteous and professional service at all times.
– To assist in the training of the employees ensuring that they have the necessary skills to perform their duties with the maximum efficiency.
– To supervise the employees in the department, ensuring that the correct standards and methods of service are maintained as stated in the Department’s Operation Manuals.
– To ensure that the Department’s Operational Budget is strictly adhered to and that all costs are strictly controlled.
– To ensure that all employees have a complete understanding of and adhere to the Company Rules and Regulations.
– To ensure that all employees have a complete understand of and adhere to the Company Policy relating to fire, Hygiene and Safety.
– To carry out any other reasonable duties and responsibilities as assigned.
– To undertake duties of the Duty Manger as dictated by the Company Manager’s Roster.
