Property Management Supervisor – Dubai – AL NASSER PROPERTIES LLC

Manage & Control the administration of the tenancy lease agreements and their timely renewal of the properties.
Manage & Control the maintenance, security and cleaning of the properties including their agreements (if any).
Investigates complaints, disturbances and violation and resolve problems.
Plans, schedules and co-ordinates general maintenance, repairs and remodeling for residential properties.
Maintains records of sales, rental or usage activities, maintenance and operational costs or property availability.
Meet with tenants and explain terms of occupancy and provide information about local areas.
Manage and oversee operations, maintenance, administration and improvement of commercial or residential properties.
Ensures the rents are in line with rental markets.
Prepares and administers contracts for provision of property services such as cleaning, maintenance and security services.
Maintains contact with Fire and police department and agencies to ensure protection provision.
Contact with leasing agents, and advertisers concerning vacant flats for leasing to insure the highest level of occupancy.
Negotiate on lease terms, review appropriate documents and forms.
Enacts as liaisons between tenants and owners/ Managers.
Performs daily administrative tasks such as maintaining information files and processing paperwork.
Communicates information whenever needed to managers, co-workers and subordinates.
Ensures problems are resolved by proper negotiations.
Ensures the priority of work is completed in the given deadline time period with effectiveness.
Complies, encodes, categorizes, calculating, tabulating, verifies information or data.
Register the lease agreements on Ejari (Dubai).
Prepare addendum to the lease agreement
Sending the legal cases to the legal department and following up until the case is closed.
Responding and replying to the emails, letters received from tenants (complaint, enquiry, request …)
Preparation and modifying documents including correspondence, reports, drafts, memos and emails.
Assist in resolving any administrative/operational problems as well as solving tenants complaints.
Preparation of the yearly Property Management budget according to the company policy.
